Modular Affordable Housing for Aging in Place: Canada Mortgage and Housing Corporation

In Northern Ontario, distance, scarce labour and limited access to materials make affordable housing harder to deliver. In 2022, ACi worked with Nomodic on concepts for two 20-unit seniors’ residences in Ignace and Kenora. Off-site construction would shorten work on site and limit disruption.

Efficiency was only part of the brief. The residences were designed to help seniors remain near family, friends and familiar services as their needs change. Lower energy use and operating costs support long-term affordability. The study shows how modular construction can respond to remote conditions without losing sight of home and community.
